Which is Right for You?

Both paths can lead to a great home โ€” but the right choice depends on your budget, timeline, and priorities. Here's how to think it through.

One of the most common questions buyers ask us โ€” especially those moving to Regina or purchasing their first home โ€” is whether to buy new construction or an existing resale property. It's a great question, and honestly, neither answer is universally right. The best choice depends on your specific situation: your budget, your timeline, how much customization matters to you, and what tradeoffs you're willing to accept.

The Case for New Construction

Regina has seen strong new development activity over the past decade, particularly in the southwest (Harbour Landing, Sunrise Meadows, Lewvan Park), the northwest (Rochdale Park, Westerra, Rosewood Park), and the north (Lakeridge, Kensington Greens). Brand new homes come with a compelling set of advantages.

Everything is yours first

There's something genuinely satisfying about a home no one has lived in before. New builds in Regina typically include modern open-concept layouts, energy-efficient windows and insulation, high-efficiency furnaces, and updated electrical and plumbing. You won't be inheriting someone else's renovation choices โ€” or their deferred maintenance.

Customization options

If you buy early in the construction process, most Regina builders will let you choose your own finishes: flooring, cabinetry, countertops, fixtures, and sometimes layout modifications. This level of personalization is simply not possible in a resale purchase unless you're planning a full renovation.

New home warranty

Saskatchewan new home builders are required to provide warranty coverage under the New Home Warranty Program of Saskatchewan. This typically covers one year on labour and materials, two years on mechanical systems, and five years on the building envelope. You have recourse if something goes wrong โ€” and major mechanical surprises in the first few years are far less likely.

Regina New Construction Pricing (Spring 2026)

Entry-level new builds in developing areas like Sunrise Meadows and Lakeridge typically start in the $430,000โ€“$550,000 range for a detached home, though townhome and semi-detached options can start lower. Premium areas and custom builds push well above $600,000. Always factor in lot premiums, upgrade costs, and GST โ€” new builds are subject to GST (resale homes are not), though you may qualify for a partial rebate.

The Case for Resale

Resale homes make up the majority of Regina transactions, and for good reason. Established neighbourhoods offer things that new developments simply cannot replicate.

Mature neighbourhoods and lower lot costs

When you buy resale in Whitmore Park, Gardiner Park, Cathedral, or Wascana View, you're buying into decades of neighbourhood character: mature trees, established schools with known track records, walkable amenities, and community identity. New subdivisions on the edge of the city can take years to feel like a neighbourhood. If that sense of place matters to you, resale wins.

More home for your money

In many parts of Regina, a comparable dollar amount buys you significantly more square footage in a resale home than in new construction. Older builds in south and central Regina often have larger lot sizes, bigger yards, and more interior space per dollar โ€” particularly in the $350,000โ€“$500,000 range where the resale market is deepest.

What you see is what you get

With a resale home, you can walk through the finished product. You know exactly what the light looks like in the living room at 4 p.m., whether the backyard is private, how the neighbours are, and whether the street is quiet. New construction involves a degree of faith in renderings and show homes that doesn't always match the finished reality.

Faster possession

A resale purchase in Regina typically closes in 30โ€“60 days. New construction can take 6โ€“18 months from signing to possession, depending on where you are in the build cycle. If you need to move by a specific date โ€” a school year, a lease expiry, a job start โ€” resale is usually the more reliable path.

Families moving to Harbour Landing or Lakeridge often tell us they love the modern schools, the sense of a neighbourhood being built together, and knowing exactly what they're getting mechanically.

On the resale side, buyers who thrive are those who want to be close to downtown or the university, value walkability, or have a firm move-in date. They're often buying in Cathedral, Hillsdale, Whitmore Park, or the southeast โ€” and they're getting lot sizes and mature landscaping that no new development can match at the same price point.

A common pitfall we see: buyers who choose new construction based on price per square foot without factoring in GST, upgrade costs, and the total time cost of delayed possession. Make sure you're comparing true apples to apples before deciding the new build is the better deal.
